Any termination or kick-out rights I should know about?

Yes. Three tenants have conditional termination rights:

Whole Foods — can terminate if co-tenancy falls below 70% for 18+ months (§9.4)

Chase Bank — kick-out if deposits below $2M/quarter for 4 consecutive quarters (Amendment 2)

Great Clips — early termination option Jan 2026 with 6-month notice + 3 months rent penalty

Walk me through the co-tenancy clause

Section 9.4 of the Whole Foods lease:

"If at any time during the Term the occupancy of the Shopping Center falls below seventy percent (70%) of the total gross leasable area, Tenant shall have the right to pay Reduced Rent equal to fifty percent (50%) of the Base Rent..."

Current occupancy is 94%. You'd need to lose ~12,000 SF to trigger this. The only tenant with upcoming lease expiration is Suite 107 (Sep 2025, 1,800 SF) — not enough on its own.
